Young America Realty Expands Central Illinois Footprint with Entry into Peoria Market

Partnership with Acceleration Properties reflects continued regional growth

BLOOMINGTON, IL – February 1, 2026

Young America Realty announced today its expansion into the Peoria market through a partnership with Acceleration Properties, led by owners Brad Stegall and Mike Gudat. The move marks another step in Young America’s long-term strategy to thoughtfully grow its presence across Central Illinois.

As part of the acquisition, Acceleration Properties will operate as a Young America Realty division, and the existing Peoria team will join the company. The collaboration brings together two organizations with shared values and a commitment to strong local leadership, resident care, and responsible property stewardship.

“Peoria is a strong, growing market, and Acceleration has built something meaningful here,” said Levi Heimer, Young America’s Chief Operating Officer. “With continued housing demand, proximity to our Bloomington Normal operations, and a market that aligns closely with how we serve residents and owners, Peoria is a natural next step for us. Our goal is to honor what’s been built and invest in the community for the future.”

Young America is headquartered in Bloomington-Normal and manages a diverse portfolio of residential and student housing. The Peoria expansion builds on that foundation, allowing Young America to scale its proven management model while maintaining local market expertise.

Brad Stegall, co-owner of Acceleration Properties, said the partnership was driven by alignment rather than scale alone.

The transition will not impact current residents or property owners. Local teams will remain in place, and operations will continue without disruption, supported by Young America’s systems, maintenance resources, and business management processes.

The Peoria office will officially operate as Young America Realty beginning February 2, 2026.
