Understanding Your Lease
Your 26–27 lease with Young America is joint and several. That means everyone listed on the lease shares full responsibility for the rent, utilities, and any other charges for the apartment.
If one person misses a payment or moves out early, the remaining residents are still responsible for ensuring the full balance is paid. This shared structure is standard for student housing and helps keep your apartment account in good standing.

One Time vs. Monthly

One-Time Charges - Examples include administrative fees or utility setup items. These appear before move-in.

Monthly Charges: Rent, parking, and service fees such as damage waiver or credit building.
How Charges Appear on Your Ledger
All charges are shown on your ledger your Resident Portal as a total balance under your lease, not separated by roommate.
- Charges may appear with individual names (like admin fees or payments), but they roll up into one shared balance
- Monthly rent is listed as a combined total for all roommates, even if it shows a per-person amount in the description
- Payments made by any roommate reduce the total balance, not just an individual portion
- The remaining balance reflects what is still owed for the entire unit
In the example below,
- Each of the four roommates has a $300 individual administrative fee, added to the account on October 20, and reflected in the "Charges" column.
- Each of the four roommates made a $300 payment, reflected in the "Payments" column.
- On April 1,
- The account was charged a utility tracking fee of $260 total, or $65 per resident.
- The account was charged the base rent of $3436 total, or $859 each.
- The account was credited the RSO discount of $100 total, or $25 each.
- Residents Ava Smith and Ellie Watson made payments of $899 each - $859 base rent + $65 utility tracking fee - $25 RSO discount.
- Residents Jane Doe and Jenn Miller have not made payments to the account, so all residents are still responsible for $1798.
- Base rent with RSO discounts applied are showing in the account, due May 1 and June 1, respectively.

Staying On Track with Payments
Unless your lease states otherwise, your first 26–27 rent payment is due April 1. To remain current and ensure a smooth move-in, make sure your balance is paid in full before the June 4 key pickup.

Early Move In key pickup begins today at the Bone Student Center!
Keys will be available to pick up from 8:30 AM to 4:00 PM!
For Current YA Residents, keys can be picked up starting at 8:30 AM. For NEW YA Residents, keys can be picked up starting at 10:30 AM.
If you took an Early Move In, please be sure that you have submitted your Move In Inspection.
To submit your move in inspection, please click the button below!
June Move-In will occur on Tuesday, June 4th at our student office located at 311 S. Main Street, Normal, IL.
Please refer to your 24-25 lease to verfiy your move in date.
