Welcome to your Student Lease Terms Syllabus! Here you’ll find clear definitions of the key terms in your Young America lease so you know exactly what to expect.
Joint & Several Lease
All residents on a student lease are jointly and severally liable for every obligation under the Lease. This means that if one roommate fails to pay rent or fees, the others are required to cover the full amount due.
We-Find
When you ask Young America to place an additional Resident in your unit to fill an open spot, each original Resident remains fully responsible for all Lease obligations in the original lease, and coed placements require written consent from all residents. An administrative We-Find fee may apply for the individual resident.
Sublease
If you decide to move out early and wish to have a sublessee assume the remainder of your lease you must get YA’s prior written consent and have a $0.00 balance at the time of sublease. The original resident remains responsible for all lease obligations until YA approves and all parties sign the sublease paperwork, and a $250 subletting fee is due at the time of signing.
Guarantor (Co-signor)
A guarantor (or co-signor) is someone who agrees to be legally responsible for your Lease if you cannot pay.
Damage Waiver Program
You may opt into this program for $15/month and Young America waives the right to charge for up to $100,000 per occurrence of specified accidental property damage (fire, smoke, water backup, etc.). This is not insurance and does not cover your personal belongings.
Renter's Insurance
Young America requires you to maintain liability insurance (Minimum Required Liability Insurance, MRLI) covering at least $100,000 per occurrence for fire, smoke, water damage, and falling objects. Alternatively, you may enroll in our Damage Waiver Program or purchase a third-party renters policy and submit proof before move-in.
Parking (Defined or Open)
Your Lease specifies the number and type of parking spaces assigned to your unit—numbered, stickered, or driveway. Vehicles must only park in designated areas; violations may result in towing at your expense.
Fees
One-Time
- Admin - A non-refundable fee paid once upon lease signing to cover processing and setup costs.
- We-Find - When Young America assigns an additional Resident to your unit (with your consent), an administrative charge may apply.
- Sublease - A $250 fee is due upon signing a subleasing agreements to have another person replace you on your lease.
Monthly
- Rent - Your share of the Annual Base Rent, due on the 1st of each month.
- Utility Tracking - A one-time $65 charge per Resident, collected with your first rent payment, covers ongoing administration of shared utilities.
- Credit Building - $8/month for credit-building reporting to Experian, Equifax, and TransUnion (opt-out available).

Early Move In key pickup begins today at the Bone Student Center!
Keys will be available to pick up from 8:30 AM to 4:00 PM!
For Current YA Residents, keys can be picked up starting at 8:30 AM. For NEW YA Residents, keys can be picked up starting at 10:30 AM.
If you took an Early Move In, please be sure that you have submitted your Move In Inspection.

June Move-In will occur on Tuesday, June 4th at our student office located at 311 S. Main Street, Normal, IL.
Please refer to your 24-25 lease to verfiy your move in date.
